PET POLICY

PET POLICY

All pets must be approved by the property management company in advance.  In addition to any lease agreement, a completed Pet Addendum and submission of the animal deposits are required before the animal is allowed in the unit. Pet privileges are at the sole discretion of the management company as determined by the owner of the property. A maximum of two (2) pets are allowed per unit.  Service and Companion animals must be certified by a licensed physician. A Pet Screening Questionnaire must be completed for each pet.  

PET DEPOSIT

  • Required with the Pet Addendum.

  • Dogs/Cats require a refundable pet deposit of $200, and a one-time, non-refundable fee of $150 for cleaning, flea-treatments, deodorizing, and any other services needed upon move-out.   Any additional charges will be deducted from the refundable portion of the pet deposit.  Both deposits are due at signing of the pet addendum.

  • All residents assume responsibility for the animal, including any incurred damages, fee, etc.

  • Refund of the Pet Deposit is subject to the terms and conditions set forth in the Lease Agreement and is not refundable before all residents surrender the premise even if the animal has been removed.

PET RENT

  • $10 monthly pet rent / per pet

 

DOGS

  • must be 2 years old or older

  • maximum weight of 50lbs

  • must be housebroken with good rental history

  • The following breeds or mixed breeds are not allowed without written approval from management:

    • Chow, Doberman, German Shepherd, Spitz, Rottweiler, Bull Mastiff, Belgian Malinois, and Pitt Bull.

  • Any animal with history of violent behavior will not be accepted.

CATS (Domesticated)

  • must be 2 years old or older

  • must be spayed or neutered

  • must have good rental history

  • must have lived with applicant for at least 1 year

FISH, RODENTS, REPITLES and BIRDS

  • Maximum of two (2) rodents, reptiles or birds are allowed per unit and must be approved by management.  A $150 refundable pet deposit is required for aquariums and/or cages.
